Erskine Commercial Paving And Sealcoating FAQs

  • What is the difference between paving and sealcoating?

The difference between paving and sealcoating lies in their purposes and processes. Paving involves laying asphalt or concrete to create a new surface. In contrast, sealcoating is the application of a protective coating to the existing pavement to protect it from drying and erosion while prolonging its life and improving its appearance.

  • Should I seal my parking lot after paving?

While we recommend sealcoating your parking lot every 2 to 5 years, we advise our customers to wait until the parking lot pavement has cured (about 6 - 12 months).

Sealcoating adds a protective layer, guarding against elements like water, oils, salt, wind, chemicals, and UV damage, thus extending the life of your driveway and maintaining its appearance. It also restores the beautiful blacktop finish, makes your line striping and parking lot markings pop, and makes it easier to clean and keep clean.

  • Is DIY driveway sealcoating cheaper than hiring a professional?

DIY Sealing your driveway can be cheaper, but you can’t access the best products and won’t get the same results. Without professional tools and expertise, the results will be subpar, potentially leading to more frequent reapplications and higher long-term costs. You may not achieve even coverage and risk coating nearby structures, grass, and landscaping with asphalt sealant.

Professional sealcoating contractors have access to the highest quality products. They have years of experience, enabling them to provide even coverage and a perfect seal. A professional company applies the best sealant for your needs and guarantees smooth, even finish and lasting results. At pennies a square foot, professional sealcoating offers exceptional value.

  • Is sealcoating worth the money?

Sealcoating is worth the investment. It significantly extends the lifespan of your pavement, reduces long-term repair costs, and enhances curb appeal. Regular sealcoating can save you money on extensive repairs or premature replacement costs.

  • What time of year is best for sealcoating?

The best time for sealcoating is typically during the warmer months, particularly from late spring to early fall. Temperatures should be above 50°F both day and night for optimal sealant adhesion and curing.

  • Does sealcoating fill in cracks?

Sealcoating does not fill in cracks. It's a preventive measure to protect asphalt from water intrusion, UV rays, and chemicals. For effective results, cracks should be repaired separately before sealcoating is applied.

  • How long do you have to stay off the parking lot after sealcoating?

After sealcoating, staying off the surface for at least 24 to 48 hours is generally advised. This allows the sealant to properly dry and adhere to the pavement, ensuring a long-lasting protective coat.

  • How long do you have to stay off new asphalt paving?

Post-paving, you should stay off new asphalt surfaces for at least 3 to 5 days. This duration may vary based on weather conditions and the thickness of the asphalt. Adequate curing time is crucial for the longevity and strength of the pavement.

  • Is sealing the same as resurfacing?

Sealing a driveway or parking lot is not the same as resurfacing it. Sealing involves applying a protective coating to the surface, while resurfacing involves removing the top layer of the driveway and replacing it with new asphalt, providing a fresh, new surface.

  • What happens if you drive on a newly sealed driveway?

Driving on a newly sealed driveway too soon can cause tire marks, damage the protective coating, and reduce the sealant's effectiveness. It’s important to allow adequate time for the seal coat to fully dry and cure to avoid such issues.

  • How often should I have my parking lot sealcoated?

Depending on the traffic level and what your parking lot is exposed to, we recommend having a commercial-grade asphalt sealant applied every 2 to 5 years. During your free consultation, we can help you determine what frequency is best for your commercial property.

  • How can I tell if I need to replace or resurface my school pavement?

Whether your school pavement needs resurfacing or replacement depends on its condition and structural integrity. If your playground and asphalt parking lot are riddled with cracks, pits, and pothole patching, chances are the subgrade has eroded, compromising the integrity of your pavement. In that case, we recommend removing the old asphalt, repairing the subgrade, and applying layers of fresh asphalt over resurfacing.

Resurfacing restores your asphalt to its original condition when you have surface cracking, pitting, and dry with small potholes developing. In this case, we would remove the surface layers until we reach healthy asphalt, mill it (mix it with new asphalt and restore moisture), and apply it to create a smooth, flawless surface.

We offer free on-site consultations to determine the most cost-effective method of repairing your paved surfaces. Book yours today!
